2. About these Terms

These Terms of Use (“Terms”) apply to your use of the Site. By using the Site you agree to them. If you do not agree, please do not use the Site.

• They cover the Site only. Buying, selling or renting a property, and our brokerage, legal-support and construction services, are governed by the separate written agreements that you sign with us or with the property’s seller. Nothing on the Site creates such an agreement.
• Personal data. How we process personal data is explained in our Privacy Policy and Cookie Policy. Using the Site does not mean that you consent to anything they describe; where we need your consent, we ask for it separately.
• Other services. Our client area (reports.grekodom.com) and any other service with its own terms is governed by those terms.
• Changes. We may update these Terms, for example when the Site or the law changes. The date at the top shows the current version, which applies from the day it is published. Changes do not apply to anything that happened before them.

3. Property information and prices

• The property information on the Site, including descriptions, photos, plans, sizes, distances, prices and availability, comes from our own projects and from property owners, developers and partners. We publish it in good faith and keep it up to date as far as we reasonably can, but it may contain errors, and a property may change, be reserved, sold or withdrawn at any time.
• A listing is not an offer or a contract. Please confirm every detail that matters to you with our manager before you make any decision or payment.
• Prices are in euro unless stated otherwise. Unless a listing says so, they do not include the taxes, fees and costs of a purchase, such as property transfer tax or VAT, notary, land-registry, lawyer and brokerage fees. Prices shown in other currencies are approximate conversions.
• Photos, visualisations, floor plans and 3D or 360° tours may be illustrative, especially for properties that are under construction, and do not form part of any agreement unless it says so.
• Information about residence permits (Golden Visa), taxes, mortgages, rental yields and investment returns, and the results of our calculators, is general information only. It is not legal, tax or investment advice, and the rules it describes change. Please take professional advice for your own situation; our specialists can help you with this.

4. Enquiries, chat and newsletter

• When you send an enquiry through a form or the chat, it goes to Grekodom and is handled by our office for your language or region. If it concerns a property offered by a partner, we may share with that partner what is needed to answer you, as described in our Privacy Policy.
• Please send only genuine enquiries with accurate details. You must be at least 18 years old to send an enquiry.
• AI property-search assistant. The “AI” chat on the Site is an automated system, not a person. Its answers are generated automatically and may be incomplete or wrong. They are not an offer and not advice, so please confirm any detail with our manager. Please do not enter sensitive personal information, such as passport or bank details, into the chat. How your conversation is processed is explained in our Privacy Policy.
• The live chat is answered by our staff through a third-party chat service.
• We send our newsletter only if you subscribe to it. You can unsubscribe at any time using the link in every newsletter or by writing to us.

5. Acceptable use

When using the Site, you must not:

• hack, overload or disrupt the Site or our systems, try to get around their security, or introduce viruses or other harmful code;
• use robots, scrapers or other automated means to access the Site or copy its content, including property listings and photos, without our written permission;
• use our forms or chat to send false information, spam or advertising, to impersonate someone else, or to send unlawful, offensive or abusive content;
• use the Site in any way that breaks the law or the rights of others.

If you do, we may block your access to the Site and refuse your enquiries, and we may report unlawful activity to the competent authorities.

6. Intellectual property

• The content of the Site, including texts, photos, videos, 3D tours, plans, databases, software, our name, logo and trademarks, belongs to Grekodom or to its licensors. It is protected by Greek law (Law 2121/1993) and EU law.
• You may view the Site, print pages for your own use and share links to its pages. Any other use, and in particular copying, republishing or commercial use of our listings, photos or texts, requires our prior written permission.
• You may link to any page of the Site, as long as you do so fairly and lawfully and do not suggest a connection with us or an endorsement by us that does not exist. You may not display the Site inside a frame on another website.

7. Other websites and services

The Site contains links to, and content from, other websites and services, such as social networks, maps and video platforms. We do not control them and are not responsible for their content or for how they process your data. Their own terms and privacy policies apply.

8. Availability and security

We work to keep the Site available, secure and free of errors and harmful code, but we cannot guarantee that it always will be. We may change, suspend or withdraw all or part of the Site, for example for maintenance. Please keep your own devices and software up to date and protected.

9. Our liability

• The Site is provided free of charge, for information. We are not liable for loss that results from relying on information on the Site that you have not confirmed with us, from interruptions or faults that are beyond our reasonable control, or from other websites and services that the Site links to.
• If you use the Site for business purposes, we are not liable for loss of profit, business, revenue or opportunity, or for any indirect or consequential loss, as far as the law allows.
• Nothing in these Terms limits or excludes our liability for intent or gross negligence, for death or personal injury, or any other liability that cannot be limited or excluded by law, and nothing in them affects your statutory rights as a consumer.

10. Applicable law and disputes

• These Terms are governed by Greek law. The courts of Thessaloniki have jurisdiction over any dispute about them.
• If you are a consumer living in another EU country, you also keep the protection of the mandatory rules of the law of your country, and you may bring a claim before the courts where you live.
• If you have a complaint, please contact us first and we will try to resolve it. Consumers can also turn to the Hellenic Consumer’s Ombudsman (www.synigoroskatanaloti.gr), an out-of-court dispute resolution body.

11. General

• If any part of these Terms is found to be invalid, the rest of them still applies.
• If we do not enforce any part of these Terms straight away, we can still enforce it later.
• These Terms are published in several languages. If the versions differ, the Greek version prevails, unless mandatory law provides otherwise.
