Greece’s holiday home market is undergoing a major tectonic shift. For years, the market for seaside properties was heavily dominated by buyers from Central and Northern Europe — including Germany, France, the Netherlands, and the UK. However, the first half of this year revealed a dramatic shift: demand from buyers in the U.S. and Canada surged by 50%.
A Return to Roots and the Pursuit of a Better Lifestyle
Market experts emphasize that this surge in interest from North America is not merely a short-term spike, but a structural trend expanding the overall international investor base in Greece.
Notably, around 30% (three out of ten) of buyers from the U.S. and Canada are of Greek descent. For second- and third-generation members of the diaspora, buying a home isn't just a cold financial transaction, but an emotional decision symbolizing a return to their heritage and cultural roots.
Meanwhile, other North American buyers are seeking a fundamental upgrade in quality of life and personal security in Southern Europe, aiming to diversify their assets amid political and economic dynamics back home.
What Are American Investors Buying and at What Price?
Transaction data reveals clear preferences among North American buyers:
- 70% of buyers choose newly built homes (including off-plan properties currently under construction).
- 30% of buyers opt for resale properties on the secondary market.
- €448,000 is the average purchase price among U.S. buyers.
- Only 11% take advantage of Greece’s Golden Visa residency-by-investment program. This confirms that for most overseas buyers, the primary driver is the property itself and the lifestyle, rather than just obtaining residency.
Top Locations
Crete remains the undisputed top destination for American buyers. Close behind are the Ionian Islands, which continue to draw strong demand thanks to their pleasant climate, established infrastructure, and pristine coastlines.
Direct Flights Drive Unprecedented Demand
Enhanced flight connectivity has been one of the biggest catalysts behind this real estate trend. Direct flights between major U.S. cities and Athens have expanded rapidly, connecting the Greek capital directly with New York, Chicago, Philadelphia, Charlotte, and Dallas.
According to airlines, passenger traffic from the U.S. to Greece jumped by 28%, more than doubling pre-pandemic levels. Athens International Airport reported the United States as its single largest international source market (surpassing 1.18 million passengers annually). This steady influx of transatlantic travelers is now translating directly into property buyers across Greece.
