
Best Villages Near Heraklion, Crete: Where to Buy Property in 2026
Heraklion has the airport, the port, the hospital and an economy that works all year. The villages around it give you the quiet, the space and the view, with the city 20 to 30 minutes away. In the second quarter of 2026, average asking prices in Crete reached about 2,250 euros per square metre, up 6.9 percent in a year, and Heraklion is still the most affordable of the island's four regional units.
Here are the four villages we recommend most often, and who each one suits.
1. Archanes: The Village That Works in February
Location: Inland, 400 m altitude. 15 km south of Heraklion, 20 minutes. (See on Google Maps)
A municipal seat of close to 4,000 residents at the foot of Mount Juktas, with schools, pharmacies, medical services, banking and a square that stays busy in winter. Restored neoclassical facades and stone lanes, an EU award in 2000 for sustainable settlement development, and the Peza PDO wine zone all around it. Knossos is 7 km away, the airport 25 minutes.
Best for: Permanent living and character.
Good to know: Stock is limited and mostly old, so an engineer's report is essential before you sign.
2. Agia Pelagia: The Sea View Bay
Location: Coastal. 20 km northwest of Heraklion, 25 minutes. (See on Google Maps)
A sheltered bay almost enclosed by rock, with steep hillsides behind it that produce terraced plots with uninterrupted views over the water and Dia island. The centre has supermarkets, a pharmacy, a doctor, banking, tavernas and car rental, plus four and five star hotels that keep the seafront maintained.
Best for: Sea view lifestyle and strong seasonal rental income.
Good to know: Quieter in winter, and access roads are steep, so check parking and view protection on any hillside plot.
3. Gouves: Coast and Hillside Together
Location: Coastal, with a village 2 km inland. 18 km east of Heraklion, 15 to 20 minutes. (See on Google Maps)
Kato Gouves sits on the coast with sandy beaches and full services. Ano Gouves sits above it on the slopes of Mount Ederi at just over 300 metres, with a shaded square and long views over the bay. Calmer than Malia or Hersonissos, but with enough tourism to fill a rental calendar from April to October.
Best for: Buyers who want both a home and an income.

4. Old Hersonissos: Living and Letting in the Same House
Location: Hillside village, 110 m altitude, 2 km from the sea. 26 km east of Heraklion. (See on Google Maps)
If you only look at one village on this list, look at this one. Old Hersonissos, properly Ano Hersonissos, is the traditional village above the coastal resort, with stone houses, narrow lanes and a proper square, together with Piskopiano and Koutouloufari along the same ridge.
Permanent living: Tavernas stay open through winter and the olive harvest still fills the fields in November. You are not dependent on the village for services: two kilometres downhill in Limenas Hersonissou there is a medical practice, pharmacies, schools, banks and supermarkets, inside a municipality of 27,220 permanent residents. Heraklion is 25 to 30 minutes on the A90.
Holiday-home potential: The Municipality of Hersonissos holds more than 100,000 tourist beds, one of the densest tourism economies in Greece. That gives you a long season, an existing service ecosystem for cleaning, maintenance and property management, and a premium market position: a stone house with a pool up here rents to the guest who wants a Cretan village and a five minute drive to the beach, not a balcony above a bar.
The coast, and the airport: The sea is a 20 minute walk downhill or five minutes by car, close enough for daily life and far enough for quiet nights. The new Kastelli airport opens in 2027, connected to Hersonissos by a new 16 km motorway with 2.8 km twin tunnels, which will give this village one of the shortest airport transfers in Crete.
Good to know: Parking is tight in the old core, and older houses need their permits and declared square metres checked carefully.

Buying as a Foreign National in 2026
Greek property is full freehold, and EU and non-EU buyers have the same rights and obligations as Greek nationals. The steps are a Greek tax number (AFM) and bank account, legal and technical due diligence, a preliminary agreement, then the notarial deed and registration at the Cadastre. Non-EU buyers should have their lawyer confirm whether the specific plot sits in a designated border zone, where a permit is required. Everything can be done by power of attorney. Budget around 10 percent of the price for costs. That covers the 3.09 percent transfer tax, notary and lawyer fees, cadastre registration, agency commission, VAT on professional services, plus translations and the technical report. New builds would normally carry 24 percent VAT, but the suspension has been extended to 31 December 2026 under Law 5246/2025, so eligible projects pay the 3.09 percent transfer tax instead.
